Heidstra stood watching the intersection of Bundy and Dorothy for a minute to a munute and a half. Then he saw the SUV. He may have stayed and watched for another minute after that.
I think the reason Karpf did not see a vehicle at Nicole's was that the vehicle was pulled in facing the garage. There was some bushes planted between the two garages that would have blocked most of the view of the SUV or bronco. Only the dark windows would have showed. Add to that the fact that Karpf would be making a slight swing to the left to enter into his garage (garage was on an angle), it is no surprise he did not see a vehicle.
The man walking north on Bundy that Karpf saw may have been part of the lookout detail for the crime. It makes more sense that Karpf saw him at 10:38- 10:40pm where he would have been directly across from Nicole's place a minute or so earlier than if he saw a man at 10:51pm. What would the lookout be hanging around for?
